Why minimum nightly are more variable than expected

A minimum night stay (or “min stay”) defines the least number of nights the length of a stay in your home can be. Every Evolve homeowner chooses a base minimum night stay for their property that we never drop below. So if you set a three-night minimum stay, Evolve will only accept bookings of 3 or more nights in your home. 

Sometimes, minimum night stays are increased temporarily. One example would be a seasonal increase in minimum stays for the summer to encourage longer bookings. The trick is that not all stays line up neatly on a calendar, potentially leaving blocks of time open that can’t be booked (such as five open days between two seven-night minimum stays). When this happens, temporary minimum stays begin limiting overall rental income.

If our dynamic approach to policies and pricing can adjust a temporary minimum stay to capture another booking, we’ll make an exception to earn you more income.
